How a bid night runs

Count from the drawing. Price from your rate book. Issue a workbook the QS already knows how to open.

The take-off is not a lump. Every line has an ID, a quantity, a unit and how it was measured. Change a yellow cell on the rate book and every floor — and the job total — moves with it. That is the company: one inventory, one rate book, nothing pasted.

    The PDF set and the spec, from Drive. Title block wins over the filename. Scale, paper size, revision, what the sheet is actually for.

    Review the leaders

    Every call-out is boxed on the sheet with a confidence score. You accept, split or reject. Tag gaps stay as allowances.

    Apply your rates

    One material book, one labour book. Item IDs join by formula — nothing pasted. Change a yellow cell, the money moves.

    Read the estimate

    Each floor totals materials and labour. The job total sits at the bottom. Average and premium sit side by side so you can see the spread.

    Issue the pack

    Workbook they would send a supplier, with the price on it. PDF of the headlines. Email back into the same thread.

  • A leader is not a pipe. Typical-detail labels are not extra units.
  • Sheet title is the filter. An AHU on a cooling drawing is visible, not priced.
  • Passing risers are counted once for the building. Floors do not each buy the stack.

Measurement type is required: printed, scaled, geometry, vertical, or specified-not-drawn. Condensate that is not on the HVAC sheet stays amber until drainage confirms it. Those quantities then join the rate book — each floor gets a materials total, a labour total, and a job total. Rates are not typed into this table.

The estimate

Your rates. Your rules. A number you can defend at the table.

Riser does not publish a price list for itself. The estimate is the job: this drawing set, this spec, this rate book. Custom because your labour is not the next contractor’s, and because a hotel VRF package is not a generic take-off.

Your rules

  • Material rates in one book, labour hours in another. Yellow cells you own — change a rate, every floor moves.
  • Waste, hanger centres, lagging by diameter, storey height: written once, applied everywhere. Not re-guessed on the ninth floor.
  • The sheet title is a rule. A cooling drawing does not price the AHU. Passing risers are bought once for the building.
  • If it is not on the drawing and not in the spec, it stays an allowance — amber — until you say otherwise.

  • Every inventory line extended from the rate book by item ID. No pasted money.
  • Floor totals: materials, labour, that storey.
  • Job total at the bottom. Average and premium side by side so the spread is visible before the meeting.
